  1. To book your stay with us, please contact us direct either by telephone, our contact form  or e-mail to check availability.

  2. To confirm your booking a 50% deposit of the total cost of your stay will be taken at the time of booking. The balance will be payable at check out.

  3. This can be made either by credit/debit card (unfortunately we do not accept American Express) cash  or a cheque. If you are paying by cheque we require at least 7 days before your arrival date to allow your cheque to clear.

  4. Your deposit is fully refundable should you have to cancel up to 7 days before arrival. If it less than 7 days then you will lose your deposit.

  5. If you are booking less than 7 days before your arrival then the full amount will be charged to secure your booking.

  6. We will acknowledge your cancellation by return if cancelled by telephone. If you have used a OTA to book your stay they will confirm your cancellation with you and we will refund you your deposit if you had to pay one when you booked. 

  7. If we have to cancel your booking due to unforeseen circumstances then we will try our best to find alternative accommodation for you. If this is not acceptable to you we will refund all monies to you.

  8. In the case of a NO SHOW the full cost of your stay will be charged.

  9. Your room will be ready from 3.00 pm onward or you require an earlier check in time please let us know as soon as possible. We will try to accommodate you but unfortunately this cannot be guaranteed. If your check in time is going to be after 8.00 pm then please notify us in advance.

  10. In some circumstances if we are not available to check you in ourselves there is a key code box, which we will give you the code so you can get your room key.

  11. Check out time is 10.30 am.

  12. There is ample parking at the Gables. We therefore ask that you use the front drive to load & unload, as we keep it free for our less able guests. The car park is just below the house.

  13. Guests are advised that parking is entirely at their own risk and we do not accept any liability for any loss or damage whilst on the premises.

  14. Should any breakages /damage occur during your stay we ask that you report it as soon as possible and a charge may apply for the replacement

  15. Should you lose your room key there will be a £10.00 charge payable to replace it.

  16. The B & B offers a strict NO SMOKING policy throughout the building, there is an ash tray on the front patio for your use.


  18. We wish all our guests an enjoyable stay so we ask that you respect others and keep the noise level to a minimum.
